Acquired and redeveloped in 2016, Tinker House was a collaboration that involved several community partners. Following multiple failed redevelopment attempts by others, our team was selected to acquire and redevelop the property located at the southeast corner of 16th Street and the Monon Trail. Complicated environmental issues required a close working partnership between multiple departments within the City of Indianapolis and the State of Indiana. The financing included the formulation of new loan structures that enabled traditional bank financing to enter the capital stack. The end product preserved the historic building exterior while incorporating bold new openings, modern interior design, a second floor patio and expanded outdoor courtyard space. Today, the 20,685 SF building is home to 4 new businesses; creating a hub of new, commercial activity.
